Market commentary by expert

The average housing area per resident has steadily increased during the 2000s: from 20 m2 at the end of 2002 to 24.2 m2 at the end of 2014. In comparison with the figure at the beginning of the 1990s, per capita housing space has increased by nearly 8 m2. The increase reflects a 44% increase in housing stock and a 3% reduction in the population. At 24.2 m2, Russia's per capita housing stock is significantly smaller than in most European countries, where this parameter exceeds 30 m2. This difference supports the strong long-term growth potential of the residential construction market in Russia.

Between 2010 and 2014, the average annual development pace of the construction industry in the Volga Federal District was the second highest among Russia's federal district, though being only 0.1 p.p. short of the highest average recorded by the Southern district. Nevertheless, in the coming years, construction output in the Volga Federal District is expected to continue to post above average growth rates, particularly in the non-residential segment. The pace of growth in the non-residential construction output is expected to average -0.6% in 2015 and 2016, still exceeding the around -4% average annual change in real terms projected in the non-residential construction output in Russia in next couple of years.
