  • North Caucasian FD has slightly less than 20 m2 of residential space per capita, making it the least saturated housing space district in Russia.
  • Northwestern FD has only one large city: St. Petersburg, with around 5 million residents. The second most populated city is Kaliningrad, with about 450,000 inhabitants, followed by Arkhangelsk with 350,000 people.
  • Siberian FD is responsible for about 84% of coal production in Russia, with over half of the total being mined in the Kuznetski coal basin located mostly in Kemerovo Province.
  • Yamal-Nenets Autonomous District has only 19 m2 of housing space per capita, even though it has the second highest income per capita in Russia, about 127% above the country's average.
  • Far Eastern FD has only 8.2 km of public hard-surface roads per 1,000 km of territory.
  • Between them, Moscow Province and the city of Moscow itself account for 46% of the Central FD's housing stock.
  • With 840 m2 of GLA per 1,000 inhabitants Krasnodar is by far the leading city in terms of shopping space saturation in Russia.

  • In late 2012, the government of the Russian Federation approved the State Programme for the Development of the North Caucasian Federal District until 2025, with about RUB 2,543bn (€56bn) to be directed to investment projects across the district during 2011-2025, of which 17% is to be provided for "Development of the specially protected natural resort region of the Russian Federation - Caucasian Mineral Waters" and 37% is to be invested by OAO Kurorty Severnogo Kavkaza.
  • Hotel construction activity will increase significantly in the coming years in the Volga Federal District, primarily in three cities that will host the 2018 FIFA World Cup: Nizhny Novgorod, Samara, and Saransk.

Market commentary by expert

The average housing area per resident has steadily increased during the 2000s: from 20 m2 at the end of 2002 to nearly 24 m2 at the end of 2013. In comparison with the figure at the beginning of the 1990s, per capita housing space has increased by about 7 m2. The increase has been supported by an overall increase in housing stock and a reduction in the population (-5.2 million people). At 23.8 m2, Russia's per capita housing stock is significantly smaller than in most European countries, where this parameter exceeds 30 m2. This difference supports the strong long-term growth potential of the residential construction market in Russia.
