Current market facts

  • Here is a small sample of the topical analysis contained in this report
  • In 2012, Bulgaria's residential construction sector is moving toward market stabilization and experiencing slow recovery
  • Home prices across the country continued to drop in 2011
  • The level of FDI in 2011 was far from satisfactory, but a positive trend was noted in the second half of the year
  • The retail and services segment is also showing signs of improvement, with a mix of projects currently in the pipeline comprised of projects already begun, previously on hold and new projects
  • The number of Building Permits issued in 2011 indicates that construction of new office buildings has remained approximately the same as in the previous year
  • The absorption rate of EU funds is increasing, suggesting that road infrastructure development may become the most significant segment of the civil engineering market
  • Delays in payments to construction companies, in addition to fierce competition among a large group of companies, has led to lower price levels
  • Suspected corruption represents a continuing problem for the Bulgarian construction industry.

Extract from this report

  • Based on our estimates, the market measured as the value of construction output had a value of nearly BGN 12.5bn (€ 6.4bn) in 2011, with a growth of approx. 4%.
  • In 2011 cement production in Bulgaria decreased by approx. 3-4%, reaching nearly 1.9 million tonnes.
  • The Bulgarian civil engineering construction prospects are likely to remain highly positive.

Market commentary by expert

After a poor 2009-2010 for the Bulgarian construction industry, and an estimated first growth in 2011, we anticipate that construction output will continue to grow in 2012. This will be mostly due not only to a continued upturn in civil engineering construction, but also because of small growths in the building construction sector.
